Mistake #1: No Written Contract or BOQ
The single biggest mistake is starting construction without a proper written contract and detailed BOQ. Verbal agreements and handshake deals might feel comfortable in Bali's relaxed culture, but they provide zero protection when disputes arise — and they will. Always insist on a formal contract that includes scope, timeline, payment schedule, variation procedures, and dispute resolution.
Mistake #2: Choosing Based on Price Alone
The cheapest quote is almost never the best value. Low-ball estimates typically exclude important items, use inferior materials, or simply underestimate the work. When the real costs emerge during construction, you end up paying more than if you'd chosen a properly priced proposal from the start.
Mistake #3: No Independent Quality Control
Relying on the contractor to inspect their own work is like asking a student to grade their own exam. Independent quality inspections at key milestones — foundation, structure, waterproofing, MEP rough-in — catch problems when they're still affordable to fix.
Mistake #4: Ignoring the Permit Process
Building without proper permits (IMB/PBG) is a ticking time bomb. Properties without valid permits face legal risk, cannot be officially sold, and may be subject to enforcement action. Always verify that your project has all required permits before construction begins.
Mistake #5: No Plan for After Handover
Many owners focus entirely on the build and give zero thought to what happens after handover. Maintenance, property management, warranty follow-up — these need to be planned during construction, not figured out after the builder has left.
