Before Handover Day
Property handover should not be a surprise event. It is the culmination of a structured closeout process that begins 4-6 weeks before the actual handover date. During this period, a thorough snagging inspection identifies any defects or incomplete work. A comprehensive punch list is created, prioritized, and systematically addressed by the construction team.
The Handover Inspection
On handover day, a formal inspection should cover every aspect of the property. Structural elements: walls, floors, ceilings, doors, windows — check for cracks, alignment, and finish quality. MEP systems: test every electrical outlet, switch, light fitting, AC unit, plumbing fixture, and drainage point. Pool: verify pump operation, filtration, chemical balance, and finish condition. External: landscape, hardscape, fencing, gates, parking, drainage.
Documentation You Should Receive
A professional handover includes comprehensive documentation: as-built drawings reflecting any changes from the original design, MEP schematics and equipment manuals, warranty certificates for major systems, maintenance guides, material specifications and supplier contacts, final account reconciliation, and building permits and certificates of completion.
