Design vs. Design & Build: Which Is Right for Your Property?

Two Approaches to Property Development

When planning a property development in Bali, owners typically choose between two delivery models: Design-only (hiring an architect separately from a contractor) or Design & Build (engaging one firm for both). Each has its merits, but they suit different situations and risk appetites.

Design-Only: Maximum Creative Freedom

In a design-only arrangement, you hire an architect or design firm to create your villa's design — from concept through to working drawings. You then separately tender the construction work to contractors. This model gives you maximum creative freedom and the ability to select your preferred builder through competitive bidding. However, it also means you're responsible for managing the interface between designer and builder — and accepting the risk when they disagree.

Design & Build: Single Accountability

A Design & Build contract places both design and construction under one roof. The same organization that designs your villa also builds it. This eliminates the coordination gap and provides a single point of accountability. Budget certainty is typically better because the design team understands construction costs from day one. The tradeoff is that you're placing more trust in one organization.
